The most common question on a first client call is what the home will cost, and the most honest answer is a range rather than a number: $600 to $1,000 or more per square foot for custom homes in Delray Beach, with most projects landing between $700 and $850. That range is wide for a reason. The per-square-foot cost on any specific home depends on lot conditions, architectural complexity, finish level, and scope of work. Here is how the pieces add up in practice.

Per-square-foot hard costs

The $600 to $1,000-plus per square foot figure covers hard construction costs: foundation, framing, roofing, envelope, mechanical systems, interior finishes, and trim. It does not include the lot, architectural and engineering fees, permits, survey, soil testing, impact fees, landscaping, or pool.

At the lower end of the range, $600 to $700 per square foot, you are looking at a transitional or modern coastal home with mid-tier finishes: composite quartz counters, mid-tier appliances (GE Profile, Bosch), semi-custom cabinetry, porcelain or engineered wood flooring, and standard impact window and door packages. This level is still fully custom in the sense that the design and layout are bespoke, but the finish specifications follow a moderately scoped package.

At the middle of the range, $750 to $850 per square foot, finishes move to full-custom cabinetry with paint-grade or stain-grade hardwood, natural stone countertops including quartzite and marble, premium appliance packages (Sub-Zero, Wolf, Miele), upgraded plumbing fixtures (Brizo, Kohler Artifacts, or comparable), high-end tile and stone, architectural lighting, and smart home infrastructure. At the upper end, $900 to $1,000-plus per square foot, finishes move to imported stone slabs for primary surfaces, fully integrated appliances including walk-in wine storage, custom metal work on stairs and railings, high-end specialty millwork throughout, radiant heated floors in primary bathrooms, and comprehensive smart home automation. Projects in this range are often at the ocean or on particularly valuable lots where the finish level matches the underlying land investment.

Soft costs: 10 to 15 percent of construction

Soft costs are not optional and need to be budgeted from the start. They typically run 10 to 15 percent of hard construction cost and include:

  • Architectural fees: 6 to 10 percent of construction cost for full design services
  • Structural, mechanical, electrical, and plumbing engineering: 2 to 3 percent of construction
  • Civil engineering (where applicable): $5,000 to $20,000
