What drives the number
**Moving plumbing.** The biggest single variable. Relocating drains, especially in a slab on grade South Florida house, means cutting concrete, rerouting, and repouring. If the existing layout works, keeping the fixtures where they are frees up a lot of budget for materials.
**Moving walls.** In block construction, removing or relocating a structural wall requires engineering and a real structural solution. In interior partition walls it is much simpler. Know which one you have before you fall in love with a layout.
**Stone and tile selection.** The spread between a good porcelain and a book matched slab package is enormous. This is the easiest place to double a bathroom budget and the easiest place to save without the room looking cheap.
**The shower.** Curbless entry, linear drains, multiple heads and body sprays, steam, and full height stone all add cost. A steam shower in particular carries mechanical, waterproofing, and ventilation requirements that go well beyond a normal shower.
**Cabinetry.** Custom vanities and closet systems price very differently from semi custom. Both can look excellent. Decide which one your budget is actually funding before design.
What holds value in this market
**Layout.** A suite that works, with a bathroom you can move through and a closet that is genuinely usable, is worth more than any single finish.
**Natural light.** Coastal buyers respond to light. If there is an opportunity to add or enlarge an opening, and the structure and code allow it, it is often the highest return decision in the whole project.
**Storage.** Real closet design, drawer storage in the vanity, and linen storage. This gets cut when budgets tighten and it is almost always a mistake.
**Ventilation and waterproofing.** In South Florida humidity, this is not optional. Correct exhaust sizing and ducting, and a properly detailed waterproofing assembly under the tile, determine whether the room looks the same in year eight. It is invisible work and it is the work that matters most.
**Durable material choices.** Salt air, humidity, and sun are hard on finishes and hardware. Specify accordingly, particularly on hardware, mirrors, and light fixtures.
What does not hold value
- Highly specific personal taste in permanent finishes
- Very large tubs that never get used, at the cost of shower or storage space
- Single purpose built ins that only work for one owner's routine
- Technology that will look dated in five years and cannot be swapped easily

Lock the plan, then the fixtures, then the finishes, then demolish. Not the other way around.
