How Long Does a Custom Home Take to Build in Palm Beach County?

When a client asks us how long their custom home will take to build, we give them a straight answer: plan for 14 to 22 months from signed contract to certificate of occupancy. That range is not a hedge. It reflects real conditions on the ground in Palm Beach County, where lot constraints, municipal review queues, material lead times, and weather all pull in different directions. If a builder is quoting you 10 to 12 months for a ground up custom build in east Delray Beach or Boca Raton, ask them to show you a schedule. The math rarely works.

Phase 1: Pre Construction and Design (3 to 5 Months)

Before a shovel touches dirt, you need a complete set of permitted drawings. For most of our projects along the Atlantic Avenue corridor, the Lake Ida neighborhood, or Palm Trail, this phase runs three to five months. It covers site surveys, soil borings, architectural design, structural engineering, MEP coordination, and interior selections. The more decisions you lock in during this phase, the fewer change orders you face during construction. We push clients hard to finalize tile, plumbing fixtures, cabinetry, and window packages before the permit is submitted, not after. Late selections are one of the most reliable ways to add two to three months to a build.

Phase 2: Permitting in Palm Beach County (2 to 4 Months)

Permitting is where timelines get unpopular. The Palm Beach County building department, along with the City of Delray Beach and Boca Raton municipal review offices, each run on their own intake and review cycles. For a typical single family custom home, expect one to two rounds of comments from the plan reviewer. Each round costs you two to six weeks. Homes in flood zones, which includes a significant portion of east Delray Beach near Federal Highway and the barrier island communities, require additional FEMA elevation documentation that adds review time. If your lot is in a historic district or subject to HOA architectural review, layer that on top. We handle all submissions and respond to comments in house, which saves time compared to routing corrections back through an outside architect. Even so, two to four months is the honest range for this county.

Phase 3: Site Work and Foundation (1 to 2 Months)

Once permits are in hand, we move fast on site work. Demo of an existing structure, if there is one, typically runs one to two weeks. For lots along the NE 7th Avenue corridor or in Seagate, where the water table is close to grade, foundation design and pour scheduling can take longer than on higher and drier lots. A conventional monolithic slab on a straightforward lot runs two to three weeks from mobilization to pour. Engineered fill, pilings, or a stem wall system can push that to six to eight weeks. Your geotechnical report tells us which direction we are going, and we order it during the design phase so there are no surprises at groundbreaking.

Phase 4: Framing Through Rough Inspections (3 to 5 Months)

This is the phase most clients picture when they think about construction: walls going up, roof structure taking shape, the house becoming real. For a 4,000 to 6,000 square foot custom home, framing runs four to six weeks. After that comes rough plumbing, rough electrical, rough HVAC, and a series of inspections from the Palm Beach County building department before we can close the walls. Inspector scheduling is not always predictable. A busy inspection queue can add one to two weeks in this phase. We schedule inspections as soon as each trade is ready and keep a punch list running so we are never sitting idle waiting on one item to move to the next.

Phase 5: Finish Work and Final Inspections (4 to 6 Months)

Insulation, drywall, paint, flooring, cabinetry, millwork, tile, plumbing trim, electrical trim, and mechanical startup all happen in this phase, and they have to happen in a specific order. This is also where long lead items, custom cabinetry, imported tile, specialty windows, appliance packages, can hold up the schedule if they were not ordered early. We tell clients to treat the cabinetry lead time as a hard constraint and work the rest of the finish schedule around it. Final inspections and the certificate of occupancy process in Palm Beach County typically take two to four weeks once punch list items are resolved. For our clients buying or building in Boca Raton, the city's final inspection process follows a slightly different sequencing than unincorporated county, and we plan for that accordingly.

A few variables move the needle more than anything else. Fast movers: a client who makes decisions quickly and does not revise them, a lot with no existing structure to demo, a straightforward rectangular floor plan, and a permit application with zero comments. Slow movers: significant design changes after permit submission, which require a revision submittal that restarts review, custom or imported materials with 16 to 20 week lead times, hurricane season weather events that pause outdoor work, and utility connection delays from FPL or the local water authority, both of which operate on their own schedules and do not coordinate with your build calendar. We build float into every schedule we present because Palm Beach County construction does not reward optimistic planning.
