Why We Chose to Build 100% Custom Homes in Delray Beach — SouthShore Builders

SouthShore Builders exists because of a simple observation: the East Delray Beach custom home market is not a market where spec building consistently wins. The lots are too specific, the buyers are too particular, and the margin between an average build and a great one is too visible once a home is finished. We chose to build exclusively one-off custom homes in this geography because the geography rewards that choice, and because we enjoy the work more when every project is genuinely distinct.

Delray Beach is not a national brand the way Palm Beach or Miami is, and that is part of what makes it interesting as a market. The city has a specific character that buyers choose deliberately: a walkable downtown on Atlantic Avenue, a beach that does not require fighting traffic to reach, a residential scale that tops out at three stories, and a cultural mix of long-time residents and recent transplants from the Northeast and Midwest. Buyers arriving here from elsewhere often have strong opinions about the home they want and the neighborhood they want it in. A production builder cannot serve that kind of buyer. A custom builder has to.

The neighborhoods we have concentrated in are all east of Federal Highway: the NE 7th Avenue corridor, Palm Trail, Lake Ida, Seagate, and the Beach Area. These are the corridors where the land value calculation supports full teardown and new construction rather than renovation, and where the finish standards of the surrounding homes are high enough that a mediocre build would be obvious. We watched the NE 7th Avenue corridor evolve from mostly older, smaller homes into a cohesive modern coastal streetscape over the course of a decade, and we have built enough projects on that corridor to know which lots are buildable at what price and which are not.

What custom actually means at SouthShore

The word custom gets used loosely. For us it means three things specifically: the architectural design is produced for this client and this lot (not selected from a catalog of previous designs), the construction documents reflect decisions made in coordination between the architect, builder, and client (not decisions made in isolation and then priced after the fact), and the finish specifications are selected by the client with our input rather than applied from a standard package. Every project starts empty and ends specific to the people who will live there.

That approach has tradeoffs we are honest about. Custom takes longer than production. A custom home in Delray Beach typically runs 14 to 22 months from contract to certificate of occupancy, compared to 8 to 12 for a production home with stock plans. Custom costs more per square foot because the pre-construction work is more intensive and the finish level is typically higher. And custom requires more client involvement: design selections, review meetings, job site visits. Clients who want a home delivered with minimal input from them are better served by a builder with a set of stock designs, not by us.

What we will not do: we will not take on projects outside our service area just because the opportunity is available. Our operational efficiency comes from deep familiarity with Palm Beach County and Broward County building departments, subcontractor relationships that took years to build, and a supply chain that is local. A project an hour north of our core market would not benefit from any of that. We will not take on more projects simultaneously than our principal, Chase Lamson, can personally oversee. And we will not sell the lowest-bidder construction that produces the complaints about custom home builders that appear on every real estate forum. The market for that work is crowded. The market for the work we actually do is not.

No. SouthShore Builders builds exclusively one-off custom homes commissioned by a specific client for a specific lot. We do not build spec homes for resale and we do not offer stock plan designs.

What geographic area do you serve?
