About This Project
508 NE 7th Avenue is a modern coastal custom home completed in 2022, two doors from SouthShore's earlier 504 project on the same block. The modern coastal style here delivers the clean lines, impact glass, and indoor-outdoor flow that East Delray buyers have come to expect, executed on a lot flanked by a mix of architectural styles that reward careful contextual design.
The interior organization reflects how families in East Delray actually use their homes: a primary suite that functions as a private retreat, secondary bedrooms positioned for guests and family, and a kitchen-to-outdoor-living flow that gets used year-round. South Florida's climate rewards homes designed with covered outdoor space as a genuine fourth room, not an afterthought. The lanai, summer kitchen connection, and pool orientation were part of the architectural program from day one.
Permitting for 508 moved efficiently because SouthShore had already established working relationships with the City of Delray Beach's building department through the 504 project and others in the corridor. Subcontractors operating in a familiar environment, pulling from the same supplier relationships, on a plan type they had executed before — that familiarity compounds over time. 508 NE 7th came in on schedule and without the budget drift that characterizes projects where the builder is learning the market in real time.
