About This Project
512 NE 7th Avenue is a modern townhome project completed in 2021, representing a different development strategy on the same corridor as SouthShore's single-family builds. East Delray lots in this zone are large enough to support attached townhome configurations on eligible parcels, and the market for high-quality attached product here has followed the same demand trajectory as the single-family market. The 512 project delivered that product at a standard that commands attention from both owner-occupants and investors.
The construction approach for a multi-unit townhome requires more coordination than a comparable single-family build: party wall fire separation, individual mechanical systems, separate metering, and unit boundaries that have to be precisely defined in the permitting documents before the slab goes down. SouthShore managed all of that through the City of Delray Beach building department while maintaining the same finish quality that characterizes our single-family work. The modern design vocabulary — consistent across both units — creates a coherent street presence.
2021 was an active year for East Delray construction, with labor and material markets tightening mid-project for many builders. SouthShore's established subcontractor relationships and supplier accounts insulated the 512 project from the worst of those disruptions. Projects that depend on finding new subcontractors for each job are most exposed when capacity gets tight. Our network in Delray Beach and Palm Beach County had been built over years of consistent work, and it held.
