About This Project

609 Palm Trail is a bunk room addition on one of Delray Beach's most charming east-side residential streets, completed in 2023. Palm Trail runs parallel to the Intracoastal through a corridor of mature landscaping and deep lots where the best projects are targeted additions and renovations that expand an existing home's functional capacity without sacrificing the character that defines the neighborhood. The scope at 609 Palm Trail was exactly that — a custom bunk room suite that adds dedicated guest and family sleeping capacity with millwork, lighting, and finishes that integrate seamlessly with the existing home.

The addition itself is a purpose-built sleeping retreat: custom built-in bunk beds sized for both children and adult guests, each bunk with its own reading light and integrated charging outlet, a ladder detailed to match the home's existing trim palette, and storage cabinetry below the bunks that extends the functional capacity without adding visual clutter. The flooring, trim profile, paint palette, and hardware were all specified to match finishes already in place elsewhere in the home so the new space reads as original rather than added on.

Addition projects in South Florida come with a specific regulatory consideration: the FEMA substantial improvement threshold. Under current flood regulations, improvements that trigger more than 50% of the structure's assessed value in a flood zone can require the entire building to be brought up to current flood elevation standards. SouthShore evaluated this threshold as part of the pre-construction review for 609 Palm Trail so the client understood the full regulatory picture before committing to the scope. The result is a bunk room addition that clients and their guests use every week, and that integrates so completely into the existing home that visitors assume it was part of the original design.
