About This Project
504 NE 7th Avenue is a modern coastal custom home in one of East Delray Beach's most active residential corridors. The NE 7th corridor runs through the heart of the northeast quadrant — close enough to Atlantic Avenue and the beach to carry premium land values, with enough residential depth to support estate-scale new construction. This lot was a teardown: an older structure cleared to make way for a fully code-compliant new build designed for the way buyers in this market actually live.
The design prioritizes the indoor-outdoor connection that defines modern coastal living in South Florida. A generous ground-floor footprint opens to an outdoor living area with covered lanai, the kitchen and great room positioned to face it directly. Impact-resistant systems throughout — windows, doors, roofing — meet Palm Beach County's high-velocity wind zone requirements without compromising the clean, open aesthetic the modern coastal style requires. First-floor finished elevation was set above base flood elevation for the zone, coordinated with the civil engineer before permitting.
SouthShore managed the full scope from site clearing through certificate of occupancy: permitting with the City of Delray Beach, foundation, framing, mechanical systems, and all finish work.
