About This Project
20 E Ocean Avenue is a transitional modern custom home in Ocean Ridge, completed in 2023, adjacent to SouthShore's earlier 18 E Ocean Avenue project on the same block. The transitional modern style here — warmer material palette and slightly more traditional proportion than a full modern coastal design, with contemporary interior detailing — was the right fit for this client's program and the existing character of the street. Two custom homes on the same block, by the same builder, designed to complement rather than replicate each other: that is what a custom build is supposed to deliver.
The construction scope at 20 E Ocean covered a full teardown-rebuild: the existing structure was cleared, and the new home was designed and permitted as a new custom build under the current Palm Beach County coastal building code. Finished floor elevations, impact systems, roofing uplift specifications, and wall system performance all reflect the high-velocity wind zone requirements that govern this stretch of the barrier island. The civil survey was updated before design development to capture current flood map data — a necessary step on any coastal lot where base flood elevations may have shifted from the records in the prior permit file.
Having completed 18 E Ocean Avenue the year prior, SouthShore arrived at 20 E Ocean with a working knowledge of the Ocean Ridge permitting process, the site conditions on this stretch of the block, and the subcontractor team that had performed well on the adjacent project. That continuity of execution — same PM, same trades, same standard — is part of why the 20 E Ocean Avenue project delivered on schedule without the surprises that characterize a first project in an unfamiliar jurisdiction.
