Bond Way sits in a residential neighborhood a short distance from the NE 7th corridor, with lot characteristics that support attached duplex development where zoning allows it. Building a duplex to a custom-home finish standard is a specific competency: the construction documentation, the party-wall fire separation detailing, the individual mechanical and utility systems, and the finish specifications all have to be worked out to a level that matches what East Delray buyers expect from a single-family build — because at this price point, duplex buyers are those same buyers.

The coastal design vocabulary at 909 Bond Way takes full advantage of what the site allows: a floor plan oriented to maximize the outdoor living connection, impact glass used at the scales and proportions the style requires, a material palette that emphasizes light and texture over ornament. The construction process was managed by SouthShore's principal from permitting through punch list, with the same subcontractor team and material suppliers the firm uses consistently in East Delray. By 2023, the SouthShore workflow in Delray Beach was well-established — the permits moved on schedule, the trade sequence ran without the typical wait-and-restart patterns, and the inspection process was predictable.

The 2023 East Delray market was as active as any SouthShore has worked in.
