About This Project
924 NE 9th Avenue is a modern transitional custom home in Delray Beach, completed in 2023. Modern transitional design in East Delray has settled into a recognizable vocabulary: balanced proportion, impact glass used expressively rather than just functionally, outdoor living treated as a primary room, and a material palette that performs in the coastal environment without reading as beach casual. The design at 924 NE 9th executes that vocabulary with the discipline that distinguishes a well-considered custom build from one that applies the aesthetic elements without understanding the principles behind them.
The construction scope was a full new build — site work, foundation, framing, MEP systems, and all interior and exterior finishes executed under SouthShore's direct management. Permitting moved through the City of Delray Beach on a standard residential timeline, with the full set of construction documents — structural, mechanical, civil, and architectural — submitted together to minimize back-and-forth with plan review. The permit document package that SouthShore prepares for Delray Beach projects reflects years of working with that building department and understanding what their reviewers look for.
924 NE 9th Avenue represents the 2023 state of SouthShore's modern transitional work in East Delray — a market where we have completed more projects than any other single submarket in our portfolio.
