About This Project
La Costa Dr is a transitional custom home on Palm Beach island, completed in 2024. Building on Palm Beach is a category of its own in South Florida residential construction. The island's Architectural Commission — ARCOM — reviews all exterior work and new construction for design compatibility with the character Palm Beach has maintained for decades. The approval process is rigorous, the design standards are specific, and the expectation that every detail will be executed to the standard the island's homes command is non-negotiable. SouthShore approached this project with the same preparation we bring to ARCOM that we bring to HOA ARBs in other markets: thorough design documentation, early engagement with the commission's requirements, and no surprises at the review stage.
The transitional architecture at La Costa Dr works within Palm Beach's design framework while delivering the livability modern buyers expect. Transitional design — a calibrated balance of traditional proportion and contemporary finish — reads as appropriate to the island's character without the full historicism that a classical revival would require. Impact-resistant windows and doors, specified to meet Palm Beach County's coastal requirements while maintaining the fenestration proportions ARCOM expects, were one of the more technically specific coordination points in the design process.
Palm Beach construction carries a premium in labor and materials that reflects the access constraints, inspection rigor, and finish expectations of the island. SouthShore's subcontractor network includes trades with Palm Beach experience who understand those expectations. The La Costa Dr project was delivered on schedule, passed all inspections without corrections, and achieved the certificate of occupancy the client needed.
